Setting the Buyers Agent Commission A real estate transaction typically involves two Realtors: the listing agent and the buyer's agent. Your Progressive Affiliated Realtor is the listing agent and is responsible for putting your home on the market and representing you in the transaction. The buyer's agent is the Realtor who finds a buyer, shows them your property and negotiates the purchase of the property on the buyer's behalf. As the seller, you are responsible for paying the buyer's agent commission, which is taken directly out of your home sale amount. However, you set the commission offered. The most common commission offered by our customers is 3%. You may want to set the commission at the level that is most likely to get your home sold AND maximize your profit on the sale. Many people choose to offer a commission that is competitive, so that agents will not be discouraged from showing their property. The following is what you should expect from the following commissions: 3% This is the most common commission offered. Every agent in your area will be thrilled to show your home and may even divert their clients to your property and away from another that offers a lower commission. 2.5% This commission is not at all uncommon. Very few realtors will consider boycotting your listing at this level. However, if given the chance to steer a client towards a more lucrative 3% listing, many agents will do so. 2.0% and below A very large number of real estate agents boycott listings with commissions below 2.5% and will refuse to show the home to clients. Because a buyers agent commission below 2.5% heavily disadvantages a home from selling our program does not allow buyers agent commisions below 2.5% |
